HNTB Project Manager I – Real Estate Construction Management in St. Louis, Missouri
What We're Looking For
Responsible for the leadership and management of team in support of the project’s profitable operation. Responsible for proactively managing the projects technical budget (direct labor and expenses, including technical sub-consultants), schedule, technical requirements, contractual obligations, project communications and HNTB’s 4 for 4 (Consistent delivery of quality work, on time, on budget, and to the client’s satisfaction on every project) performance. Responsible for gross revenue of <$5M.
Primary Focus Will Include:
Assist in the site selection process by identifying pros and cons of property options
Review LOI terms related to construction and build-out requirements
Review Work Letter terms, including critical dates, delivery condition, construction process and ensure obligations are met during build out
Develop and maintain master project schedule and master project budget
Negotiate and oversee GC contracts, bidding process, cost review, conduct site inspections, conduct walk-through, and create and oversee completion of punch list
Work with other members of the HNTB CRE Team to provide excellent service to internal customers
Preferred Qualifications and Skills:
Bachelor's degree in related field including architectural/design, business, real estate, facilities/property management, technical trade/engineering or another relevant discipline
5-10 years relevant experience
Working knowledge of the commercial real estate industry with emphasis on office construction
Experience in facilities/property management; space/furniture planning and design; construction management; office leasing and lease terminology
Willingness to travel as needed to locations within the US
Prior experience in leading projects and proven ability to influence others and conduct effective negotiations
Must be comfortable working with deadlines and budgets
Proven ability to communicate well – verbally and in writing
Proficient with Microsoft Office Suite
Must be able to successfully work well with others in a team environment
Compensation Range for Denver location only -
What You'll Need
Performs technical discipline tasks including research, reports, design, specification and plan preparation to ensure the most efficient and cost-effective execution of assigned projects.
Actively manages project scope, schedule and budget. Serves as the primary client liaison to bring the schedule, budgets and scope of work to completion and to the client’s satisfaction.
Implements the firm’s project delivery plan using HNTB’s Sophisticated Delivery Approach (SDA) on each project.
Develops project scope and fee quotation, and assists in the preparation of proposals and contracts.
Coordinates work efforts and reviews of work performed by project team. Supervises and mentors team to overall project objectives.
Oversees project staffing with departments, offices and divisions.
Performs other duties as assigned.
Bachelor's degree in Engineering or relevant degree
8 years relevant experience
